In September, Citus – a creative real estate projects’ development and placemaking company – began construction and sales for the second phase of their Kaip Niujorke by CITUS project in Vilnius, earlier than planned. This development is located in the promising Kareivių Street area, near Ogmios City and Ozas Park. Following the success of the first phase where 90% of the apartments have already been sold, Citus is continuing the project, drawing inspiration from New York’s successful urban conversion stories.

The second phase will consist of two blocks of nine and three storeys in the A+ energy efficiency class. They will comprise 93 new apartments and 6 business spaces. The apartments will range in size from 25 to 80 sqm and will cater for the needs of a wide range of buyers, from compact studios to spacious family dwellings. Prices start from EUR 3,400 per sqm.

The Kaip Niujorke by CITUS project by CITUS offers 174 apartments and 11 commercial premises in both phases. Victory Development V is the project developer, and the investment will amount to about EUR 18.5 million.

The Kaip Niujorke by CITUS project is distinguished by its unique concept: a large courtyard reminiscent of New York’s Central Park, with various recreation and leisure areas named after the park’s most famous sites. The courtyard is adorned with graffiti artwork, evoking the spirit of New York street art, and incorporates preserved industrial building trusses, which have been integrated into the courtyard’s design. Around half of this courtyard is already being developed alongside the construction of the project’s first phase.

The second phase will include several exclusive apartments with large terraces offering spectacular views of the capital’s skyline. Such terraces are typical of higher-end, mid-range, or prestigious apartments and locations where one can enjoy stunning cityscapes. Only about two percent of new apartments in Vilnius offer such spacious terraces, making them particularly attractive to people seeking to live in a distinctive and upscale environment.

The project’s first phase generated much interest due to its excellent location, flexible design, and unique concept developed by Eventus Pro. Of the 81 apartments offered, 73 have already been sold, leaving only eight units available. Buyers particularly appreciated the 1.5- and 2-room apartments (25–46 sqm) and the more spacious 3–4-room homes.

The completion of construction for the second phase and the handover of apartments to new residents is planned for the second quarter of 2026. Construction management is being carried out by the group’s company, Citus Construction.

Prospective location with increasing value

The project is designed for individuals seeking housing in an area with well-developed infrastructure and easy access to shopping, leisure, entertainment and cultural facilities. The nearby Kareivių, Kalvarijų and Ozo streets provide easy access to any part of the capital. Close by shops and attractions include Ogmios Miestas, Ozas and Akropolis. The Neris River flows nearby, along with Ozas and Kalvarijų Forest Parks, Valakupiai, Žirmūnai Beach and other green spaces accessible by foot and bicycle paths. Families with children will find a wide choice of kindergartens and schools.

The project is also appealing to students, as Kareivių Street provides quick access to the university campus in Saulėtekis and Mykolas Romeris University in the opposite direction. The area is surrounded by numerous spots for meetings and leisure activities, making it a convenient and vibrant location for student life.

The Kaip Niujorke by CITUS project is being developed in Žirmūnai, an area undergoing some of the most significant transformations in Vilnius. This approximately 83-hectare city zone is preparing for changes similar to those that reshaped the Naujamiestis district and are now planned for the Stotis district, Naujininkai and Vilkpėdė. Vilnius City Municipality is developing a vision for the Verkių bus park, which could be transformed into new public spaces, schools, kindergartens and residential housing, catalysing the conversion of industrial areas. Plans include building new streets, enhancing infrastructure, developing bike paths, converting Šiaurinė Street and constructing a pedestrian bridge between Žirmūnai and Antakalnis. According to Citus analysts, property values in this area could rise by up to 45% over the next seven years due to these plans.

All 131 parking spaces are in an underground car park designed to charge electric cars with a smart power distribution system. Real estate market trends

According to Citus analysts, 952 new apartments and terraced houses were sold in Vilnius in the third quarter of this year – the best quarter since the beginning of 2022. The sales of economy-class dwellings grew by 50%, with 1,527 economy-class dwellings sold in the first nine months of the year, almost 90% more than in the same period last year. This growth is attributed to buyers’ increased availability to obtain home purchase financing.
